For commercial property developers like Del Rio Realty and Development, a roof deck is one of the most vulnerable parts of the building. Exposure to Bacolod’s intense tropical sun and heavy rains can lead to water ponding and seepage. If left unaddressed, this leads to costly "concrete cancer" (rebar corrosion) and structural cracks that can devalue the entire asset.

Project leaders Engr. Petinez and Ar. Villarna sought a system that balanced high-performance protection with cost-efficiency. After a thorough site inspection and consultation with the Buildrite technical team, a multi-layered waterproofing strategy was implemented to ensure the building remains leak-free for years to come.

The Integrated Waterproofing System:
• Immediate Leak Arrest: Leak Plug was utilized to address any active leaks or high-risk cracks. This hydraulic cement sets almost instantly to block water flow, providing a dry foundation for the subsequent layers.
• Moisture Barrier: Epocoat MB was applied as a moisture barrier. This is a critical step for roof decks, as it prevents "negative side" moisture from pushing up through the concrete and causing the topcoat to blister or peel.
• Detailing and Joint Sealing: Sapal 2 in 1 was used for detailing around pipes, drains, and parapet wall joints. Its hybrid elasticity allows it to seal joints that are subject to constant thermal movement.
• The High-Performance Finish: The system was finalized with Clever Sil as the topcoat. This innovative solution serves as the primary waterproofing membrane and the aesthetic finish in one.

Why Clever Sil was the "Cost-Efficient" Breakthrough:
• Time and Labor Savings: Unlike traditional systems that require multiple different coatings and long curing times between them, Clever Sil acts as both the waterproofer and the final protective layer. This significantly reduces the "man-hours" required on-site.
• UV and Weather Resistance: Clever Sil is specifically formulated to withstand the harsh UV rays of Bacolod City without degrading, meaning the building won't need a re-coat for a much longer period.
• Maintenance-Friendly: The "sleek" finish doesn't just look professional; it is engineered to be easy to wash and maintain, preventing the buildup of dirt and algae that can hold moisture against the slab.
