We are seeing a rising trend in the failure of standard flexible cementitious waterproofing products when applied to exterior walls. These products often lose their elasticity over time, leading to cracking and moisture ingress. This was the exact "epidemic" facing a commercial building in Polomolok, South Cotabato, where the existing system had failed, resulting in visible wall cracks and internal leaks.

The owner, Mr. Vernone Barbon, sought a cost-effective but technically sound solution to stop the damage. Our technical team recommended Buildrite Sapal 2-in-1—a versatile, polyurethane-acrylic hybrid designed to act as both a high-performance sealant and a seamless waterproofing membrane.

The remediation process followed a strict professional methodology:
1. Substrate Preparation: The failed, brittle waterproofing system was completely removed to ensure the new coating could bond directly to the sound concrete surface.
2. Crack Repair: Sapal 2-in-1 was used in its undiluted form as a paintable sealant to fill and bridge structural hairline cracks.
3. Membrane Application: A durable, flexible membrane was created by mixing 1 part Sapal 2-in-1 with 0.5 parts water. This "slurry" coat was applied across the entire exterior wall to provide a monolithic, weather-resistant barrier.

Buildrite Sapal 2-in-1 offers a superior economical advantage for exterior walls, concrete gutters, and fences because it maintains its elasticity even under the intense heat of South Cotabato. Its hybrid formulation ensures that it remains breathable yet watertight, preventing the "ballooning" or peeling often seen in lower-grade products.

By switching to a specialized hybrid system, Mr. Barbon successfully restored the integrity of his building’s envelope, ensuring long-term protection against the elements.
