Water seepage on walls? We’ve got your back—literally. In this project, CL Lao Design and Construction Inc. faced one of the most stubborn waterproofing and finishing challenges in the Philippines: efflorescence.

The site, a two-story commercial building in Davao City, presented a classic urban construction dilemma. Because an adjacent building was constructed extremely close to the wall, the contractor could not access the exterior to apply positive side waterproofing. As a result, moisture from the soil and rain seeped through the concrete, carrying soluble salts to the interior surface and creating the unsightly white, powdery deposits known as efflorescence.

After discovering that Buildrite offers a product engineered specifically for this high-pressure scenario, the contractor reached out for a solution. Our technical team conducted a thorough site inspection to assess the hydrostatic pressure before recommending the Buildrite Flexor system.

Buildrite Flexor is a specialized, flexible cementitious waterproofing membrane designed to withstand negative hydrostatic pressure. Unlike standard paints or sealers that would simply peel or "balloon" when water pushes from behind, Flexor:
• Bonds Deeply: It creates a powerful mechanical bond with the concrete substrate.
• Resists Salt Migration: It effectively blocks the passage of water and the dissolved minerals that cause efflorescence.
• Highly Flexible: It remains elastic enough to bridge hairline cracks even under constant pressure.

The commercial building in Davao is now fully protected from the inside out. By treating the wall with the right negative-side system, the interior remains dry, salt-free, and ready for a long-lasting aesthetic finish.
