Waterproofing concrete gutters lined with aluminum is a notorious challenge in commercial maintenance. Because aluminum and concrete have vastly different thermal expansion coefficients, they move at different rates when exposed to the sun. In this project in Muntinlupa City, the owner previously relied on a popular solvent-based sealant and asphalt-type waterproofing.

Both failed for specific technical reasons:
• The Solvent-Based Failure: Solvent-based sealants often become brittle after UV exposure. As the aluminum lining expanded in the heat, the rigid sealant could not "stretch" with the metal, leading to delamination and cracking.
• The Asphalt Failure: Traditional asphalt waterproofing can melt or sag in extreme tropical heat and often struggles to bond permanently to smooth metallic surfaces like aluminum.

Seeking a more resilient solution, the owner switched to Buildrite Sapal 2-in-1. This hybrid acrylic-polyurethane sealant and waterproofer was designed specifically to handle the "dynamic movement" found in multi-material gutters.

Why Sapal 2-in-1 Succeeded Where Others Failed:
• Superior Elasticity: Sapal 2-in-1 cures into a tough, rubber-like membrane that can withstand constant expansion and contraction cycles without losing its bond to either the aluminum or the concrete.

• Aesthetic Finish: Beyond its technical performance, the beautiful gray finish provided a clean, professional look that matched the building’s exterior.

With the technical application support of TJS Enterprise, the project was completed successfully. The building owner now has a long-term, leak-free gutter system that utilizes a single, versatile product for both sealing and wide-area waterproofing.
