Durability, beauty, and functionality must go hand-in-hand for mixed-use buildings. In this project, a prominent roof deck in Candon City required a complete overhaul after the existing asphalt waterproofing system failed, leading to persistent leaks.

The rehabilitation process was rigorous. The team first had to remove the old, degraded asphalt layers to reach the sound concrete substrate. Following an ocular inspection and technical consultation, Architect Ludivina Lozano and the owner, Mr. Neil Acance Gazo, opted for a high-performance system combining Buildrite Clever Sil (exposed waterproofing) and Buildrite Polycoat Flex (rubberized floor coating).

The comprehensive Buildrite solution involved:

Structural Prep: Leak Plug was used for immediate crack repairs, while Cement Grip ensured superior bonding for the new layers.

Concrete Enhancement: Ritemix IWL was integrated to improve the water-repellency of the concrete topping.

Waterproofing: Clever Sil provided a seamless, UV-resistant exposed membrane.

Surface Protection: Polycoat Flex was applied as a final rubberized coating, adding an extra layer of durability and shock absorption for foot traffic.

Detailing: Sapal 2-in-1 and Sapal RTU were utilized to seal joints and critical transition points.

By moving away from traditional asphalt and embracing a modern, liquid-applied polyurethane system, the building now features a roof deck that is not only watertight but also aesthetically pleasing and highly functional. We guided the team through every step of the application to ensure the system delivers on its long-term performance promise.
